Due Diligence

We do our homework on every property.

Due diligence means to find out beforehand if an investment will be profitable.

It's one of those things that's easy to talk about. But, few do it with the attention to detail that's required.

We visit every property in person. We study its structural integrity, neighborhood, local economy, and schools. We examine how close it is to public parks, malls, libraries, airports, train stations, bus stops, and other commercial developments.

We take care of every detail--even the small ones. And our clients will tell you it makes a big difference when they bring home their checks.

10 Due Diligence Rules For 2017-2018

  1. Fix & flip in average neighborhoods
  2. Buy & hold in excellent neighborhoods
  3. Buy 30% under market (minus retrofit costs) in average neighborhoods
  4. Ok to buy slightly above 70% in excellent neighborhoods
  5. Add a cushion of 6% to estimated repair costs
  6. Never buy site unseen - solid boots on the ground a must!
  7. Speak with all decision makers, not just with one spouse or an assistant
  8. Identify exactly what you're after
  9. Learn from other people's mistakes
  10. Read Jay Sherman on Due Diligence
