Screening new tenants
Finding the right tenants is a major ingredient to success with buy & hold investments.
We look at their credit score & payment histories. We talk to their last two landlords. We verify their income to make sure rent will not be a financial burden.
If a tenant calls with a problem, we'll call one of our trusted handymen, plumbers, electricians, or landscapers to fix it right away.
The difference between our firm and virtually every other landlord is that we see collecting money as a marketing job. We don't act frustrated on the phone.
We ask questions to find out why the money is late. We charge late fees to hold tenants accountable. If a tenant has to move out without paying, we offer reasonable repayment terms. As a last resort, we turn to the legal system.
